SOHO Collaborates on East Village Warehouse Rehabilitation

1220 J Street in East VillageIn 2008, the City of San Diego Historical Resources Board designated the warehouse at 1220 J Street under Criterion C for the Mission Revival style, as it is a clear contributor to the Warehouse Thematic Historic District in East Village. However, the designation was overturned by the City Council, which caused SOHO to sue the City because designations can only be overturned on the grounds of factual errors in materials or information presented to the board, or the presentation of new information.

While the designation was not reinstated, SOHO negotiated a settlement agreement that includes a façade easement for the property. The agreement requires that any changes to the exterior façades of the building comply with the Secretary of the Interior Standards for Rehabilitation and additional SOHO-specified requirements.

Today, 1220 J Street is owned by HP Investors, an East Village firm. Their tenant intends to open a distillery during the coming months. After several discussions with SOHO staff and two presentations to SOHO's Preservation Action Committee, the owners will refurbish the warehouse with new roll-up doors that emulate the rhythm of its current accordion, wood panel doors. In addition, character-defining features, such as the parapet and drip edge, will be restored and preserved.
